The relevant building surveyor remains responsible for assessing the application and determining whether a building permit can be issued. My role is to provide independent technical advice, coordination and practical support alongside that statutory process.
Why use an independent building consultant if I already have a building surveyor?
A building surveyor performs an important statutory role in assessing the building permit application and carrying out functions required under the building regulatory system. This is different from having an experienced technical adviser working directly with you throughout your project. An independent building consultant can help you understand technical issues, review documentation, coordinate information and work with your builder, designers and other consultants to identify practical ways of addressing issues that arise. This can be particularly valuable where a matter requires investigation, coordination or practical problem-solving beyond the building surveyor's statutory role. The two roles therefore complement each other: the building surveyor performs the required statutory functions, while I can provide independent technical guidance and practical assistance to you as the homeowner.
What are Protection Works and how can independent advice help?
Protection Works may be required where proposed building work could affect an adjoining property. This can commonly arise with work close to a boundary, excavation, underpinning, retaining structures or other construction that may affect neighbouring land or buildings. These situations can become difficult when adjoining owners have concerns about potential damage or do not understand the proposed work. Maintaining clear communication and a constructive relationship between neighbours can make the process considerably easier. I can assist by reviewing the technical issues, explaining the proposed work, coordinating relevant information and helping identify practical solutions to concerns raised by adjoining owners. Where appropriate, I can also assist communication between the parties and relevant consultants to help resolve technical issues before they become unnecessarily adversarial. This assistance does not replace the formal Protection Works process or the statutory responsibilities of the relevant building surveyor. It provides additional independent technical support to help you navigate the process more effectively.
What is a dilapidation report and when should I get one?
A dilapidation report is a photographic and written record of the existing condition of a property before nearby demolition, excavation or construction work begins. The inspection records visible conditions such as existing cracking, movement, deterioration and other relevant features so there is a clear baseline of the property's condition before potentially disruptive work commences. Dilapidation reports are particularly useful where construction is occurring close to a property boundary, or where excavation, demolition, piling, structural work or other activities could potentially affect adjoining buildings or property. If concerns about damage arise later, the report can assist in establishing whether the observed condition was already present before construction or appears to have developed subsequently. Where appropriate, consideration should be given to completing the report before relevant construction activity commences. A dilapidation report does not prevent damage or determine liability; its purpose is to provide an independent record of observable conditions at the time of inspection.
